NIE application for foreigners buying a property in Spain.

If you want to buy a property in Spain it will be necessary before signing at the notary's request your NIE, (Foreigner Identification Number). This number is essential for all administrative procedures in Spain, such as opening a bank account, registering for social security, filing a tax return.
The procedure is usually carried out in a national police station in Spain, but you can also apply for it in an embassy or consulate of Spain in another country. If your file is complete your NIE number will be assigned to you immediately
If the reason for your NIE request is the purchase of a property, you will need to go to the police station of the city in which the property is located and bring the reservation contract for it.
The request for an appointment to submit the application
In Marbella the request for NIE is made only with a prior appointment taken on the internet on the following page:
Currently very few dates are offered for appointments with the foreign service of the Spanish National Police, so you will need a little patience and check every day for appointment offers.
You must go personally or you can be represented by a duly authorized person with a power of attorney made by a notary to submit your request. The cost of this power of attorney is around 80 euros.
Documents to provide for a NIE request:
NIE EX-15 application form (original and copy), completed and signed by you or your representative. It is recommended to complete the form online and then print it.

The economic, professional or social reasons motivating your NIE request must be indicated on the application form.
Original valid passport and copy of all passport pages.
For nationals of Member States of the European Union, the passport can be replaced by the identity card (original and double-sided copy).
If the application is submitted by a person representing you,
a certified copy of your passport or identity card is sufficient. The certified copy of the identity document is generally made at the same time as the notarial power given to your representative.
The person representing you has to bring original and copy of his identity card or passport and power of attorney expressly indicating that they are authorized to submit the NIE application.
Application submitted for a minor or dependent person: copy of the family record book, birth certificate or certificate of guardianship. Also attach the passport or identity card of the parent or person exercising guardianship.
Proof of residence in the constituency. In the case of purchasing a property, the reservation contract.
Form 790 code 12 duly completed. Before your appointment you will need to pay the tax and deliver with the form 790 the proof of the payment of the tax of 9.84 euros. The payment of this tax is made at certain banks with form 790.
